Asbestos testing and surveys

Start with a lab result, not a guess. A trained inspector takes small samples from whatever your project will cut, scrape or lift, and a qualified lab says which ones hold asbestos. The written results are yours to use with bids, permits and planning.

Textured paint and patching compounds on ceilings are on EPA's list of possible asbestos materials, and a ceiling's look will not settle it. Once the lab confirms, we seal the room, soak the texture and take it down wet, then clean the surface for paint or a smooth coat.

Drywall, plaster and joint compound

One wall can carry paint, patching compound, seam tape and plaster from different decades. Each layer is sampled before the wall opens, so only the sections your remodel actually cuts get cleared.

Floor tile and sheet vinyl

EPA lists vinyl floor tile, sheet vinyl backing and adhesive among possible asbestos sources. We sample each layer before anything comes up, and sanding, grinding and power stripping are off the table for a floor that may hold asbestos.

Pre-demolition abatement

The City of Dallas demolition permit checklist includes an asbestos survey of the area being renovated and/or demolished. We handle the survey and any removal it calls for, then hand you the records.

Apartment and rental abatement

Apartments and rentals

More than half of Dallas households rent. An apartment building with more than four units falls under different Texas rules than a house, and the owner needs a survey before renovating or demolishing. We schedule around residents and unit turns.

Asbestos testing and removal costs

Nearly 5 in every 10 Dallas homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Dallas, Highland Park and Mesquite. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Asbestos testing and surveys

  • Testing for a small remodel, a few samples$350 – $700+
  • Whole-house survey before a remodel or demolition$650 – $1,500+
  • Air test after removal (clearance)$300 – $800+
What is included

An inspector samples what your project will cut, scrape or lift, a lab tests each sample and you get a written report. A clear result ends the question for that material. The air test after a removal is a separate visit.

State notice fee for apartment and commercial buildings

What is included

Texas bills this fee to the owner after a notified job in an apartment or commercial building: $30 for every 160 sq ft of asbestos, at least $55, plus 3%. A demolition with no asbestos has the minimum fee. A single house, or a building of four or fewer units, is neither filed nor billed.

Our process

01

Test what the work will touch

First, tell us what you plan to change. Each surface in the way gets sampled by an inspector, and a lab reports back. Larger apartment buildings and commercial spaces need the survey to extend to neighboring areas the work might disturb.

02

Plan the work and the paperwork

Once the lab results are in, we plan the sealing, the method and the schedule. Some buildings must notify the Texas Department of State Health Services (DSHS) at least 10 working days before work starts. The disposal site is arranged first, because asbestos waste can go only to a landfill permitted to take it.

03

Clean up and hand over

When the material is gone we clean and check the area, then hand over your lab reports, a copy of any state notice and the disposal paperwork. Public buildings add one step. Before people return, the owner confirms the air at 0.01 fibers per cubic centimeter or lower.

What the state requires

Not sure which rules apply to you? Enter your building type and plans in our free Texas checklist and it lists the documents and steps.

A house or a small building

Owning a single house, or one apartment building with four units or fewer, puts you outside the Texas asbestos rules. OSHA still protects any crew you hire. Several small buildings with the same owner, within 660 feet of each other and in one project, are treated together under a federal rule.

Larger apartment buildings, offices and stores

If you own an apartment building with more than four units, an office or a store, you need a survey before renovation or demolition. DSHS wants at least 10 working days' notice for abatement in a public building and for any commercial demolition, even if no asbestos turns up. Public buildings also need DSHS-licensed people for sampling and removal.

Dallas homes by age

Dallas has about 590,000 homes, and nearly half of them (283,779) went up before 1980. Of those decades, the 1970s has the most at about 86,000 homes, while the 1950s and the 1960s each have about 70,000. Around 56,900 homes predate 1950.

Houses built before 1980

In buildings from 1980 or before, OSHA treats sprayed-on surfacing and thermal insulation as asbestos until tested. In a Dallas house of that age, that points to ceiling texture, wall patches and old floors.

Houses built since 1980

The 1980s alone account for about 95,600 Dallas homes. Neither the year nor the neighborhood answers the question, and EPA says only a lab test can. When the material you plan to disturb is original, or may have come from a later repair, a few samples settle it.

Frequently asked questions

Does Dallas ask for an asbestos survey before a demolition?

Yes, as a checklist item. Form 26-001 from Planning and Development, dated February 3, 2026, lists a survey of the area being renovated and/or demolished. If you are unsure how it applies to your building, the office answers at (214) 948-4480.

Do I have to test before I remodel a Dallas house?

Not by state law, which leaves out a single private residence. Even so, EPA advises sampling a suspect material before a renovation disturbs it, so the result arrives before the scraping does.

My apartment building has six units. Do the state rules apply?

Yes. Four units is the cutoff, and six clears it, so the owner needs a survey before renovating or demolishing.

Where does the asbestos waste go?

To a landfill that is permitted to accept it. State guidance allows regulated asbestos waste only at certain types of landfill, and landfills may refuse a load, so we sort out the disposal site before work begins.
